- Split systems utilize a large condenser unit and multiple room-sized air handlers. Each air handler is controlled by a local thermostat, allowing zoned comfort levels.
- Packaged air conditioning systems are self-contained systems, usually housed outdoors, with all of the necessary components in one place.
- Roof-top air conditioning systems are larger than packaged systems, cooling much larger spaces than the former.
- Chilled water systems utilize the same refrigerant to cool water and use the cool water to cool air. These are very large systems for very large spaces.
Essential Tasks in Commercial AC Maintenance
- Several cleaning functions. Air filters will need to be changed regularly—at least every three months. In addition to filters, various coils and sensitive components need to be cleaned at least annually to accommodate adequate heat transfer.
- Monitoring refrigerant levels. Refrigerant gas—commonly called Freon—is used in every system, contained in a closed, pressurized network of coils. The small loss of Freon reduces cooling function, while a large loss can cause catastrophic failure.
- Test electronic components. The whole system requires a network of electronic sensors, switches, and control mechanisms. This is another source of potential trouble; replacing failing electronics will improve AC function.
- Performance tests. A technician will measure temperature changes in various locations to ensure the system is performing properly.
